Who is the developer and can I trust their track record?

Ask how many projects they have delivered and whether those projects were handed over on time. A developer with a short history or a pattern of delays is a bigger risk, no matter how good the brochure looks.

Check their completed projects in person if you can, or ask your agent for a list. Reputation in Dubai's off-plan market is public information. There is no reason to skip this step.

What does the payment plan actually look like?

Get the full payment schedule in writing, not just the headline numbers. Ask what percentage is due at booking, what's tied to construction milestones, and what's due on handover.
