How to check a Dubai property developer

Check the legal entity, registered project, escrow details, completed buildings and sale contract before committing to an off-plan purchase.

The useful question is not how many developers entered Dubai in a particular year. It is whether the legal entity and registered project behind your chosen unit can be checked, and whether the documents support what you have been told.

Treat developer due diligence as several connected checks. A polished launch, a recognisable shareholder or an attractive payment plan cannot substitute for evidence about this project and this sale agreement.

Match the names across the file

Write down the developer’s legal name, project name and registration details. Compare them with the reservation form, sale agreement and payment beneficiary. If a group uses different companies for different developments, ask for the relationship to be explained in writing.

Use DLD’s project-status service to check the development record. Resolve spelling differences and similar project names before proceeding. A nearby completed tower with the same brand is not proof of registration for a new phase.

Check payment and registration arrangements

DLD’s investor FAQ describes the role of project escrow. Ask how payment instructions can be independently confirmed and what evidence of provisional registration you will receive. A request to pay an unexplained third party should be resolved before funds move.

Read the off-plan buying checklist alongside the booking paperwork. Check when the final contract must be signed, whether reservation money is refundable and what happens if you reject a material term in the agreement.

Visit what the developer has already delivered

A completed-building visit can reveal things a brochure cannot: lift waiting times, common-area upkeep, acoustic separation, access arrangements and the responsiveness of building management. Ask owners about the defect-resolution process, but distinguish individual experience from verified contractual facts.

Compare buildings with a similar specification and operating model. A developer’s successful low-rise apartment block does not answer every question about a complex tower, branded residence or large villa community.

Request evidence for delivery claims. Separate original target dates, revised dates, completion certification and actual possession. If the developer is new, acknowledge the shorter delivery record rather than replacing missing evidence with assumptions about future performance.

Investigate the promises that affect value

Identify who is responsible for the advertised hotel services, beach access, community facilities or branded operations. Ask which commitments sit in your contract, which belong to a separate operator and which depend on a later phase.

Review estimated annual costs and the mechanism for changing them. A low purchase instalment can coexist with substantial ownership expenses. Build a reserve for handover, furnishing and a slower leasing period.

Make the unresolved questions visible

Keep a short decision file with the documents received, questions outstanding and the party responsible for answering each. Obtain professional contract advice for unclear obligations. If a material answer remains unavailable, reflect that uncertainty in whether, when and on what terms you proceed. Due diligence is useful only when its findings can change the decision.
