SAMANA Imperial Garden is an Arjan residential project. Its marketed apartment options and selected private-pool layouts need to be assessed alongside the payment obligations and the cost of maintaining the features attached to your chosen unit.
The official SAMANA project page lists studios, one- and two-bedroom apartments, with private pools on selected units. It gives an anticipated Q1 2029 completion as checked on 2 October 2026. Confirm the exact unit’s specification and contract rather than assuming every residence includes the same features.
Keep the location description precise
The developer identifies the project as Arjan. References to nearby Al Barsha attractions do not make it a central Al Barsha property. Use the actual building location to test work, school and shopping journeys at the times you expect to travel.

Assess a private pool as an ownership responsibility
For a unit marketed with a pool, request the dimensions, specification, safety provisions and maintenance arrangements. Establish who pays for servicing, water treatment, repairs and related utilities, and whether those obligations sit inside or outside the shared service charge.
Consider usable terrace area and privacy alongside the pool feature. A pool can be attractive to one occupier while adding cost or maintenance work that another would prefer to avoid.
Read the two payment structures carefully
SAMANA’s page describes separate structures for buyers using post-dated cheques and those who do not. The published schedules have different booking amounts and numbers of monthly instalments, with an additional payment in the twelfth month.
Obtain the version that applies to your circumstances, with all dates and amounts in writing. A headline monthly percentage does not represent the whole commitment. Identify any payments continuing after expected handover and test your ability to fund them without immediate rent.
Verify delivery and registration

Compare net income and current alternatives
The Imperial Garden project page can support a unit-specific enquiry. Compare the apartment with completed Arjan alternatives using usable space, location and total annual expenses.
Apply the net-yield method, including pool-related costs where relevant, management and vacancy. The purchase should make sense after those expenses and instalments are visible, rather than because the first payment or advertised monthly amount appears small.
