Foreign direct investment in Abu Dhabi real estate hit nearly Dh14 billion in the first half of 2026, more than quadrupling year on year and already beating the whole of 2025. That is the headline number from fresh data released this month, and it confirms Abu Dhabi is pulling in global capital at a pace nobody expected given the regional turmoil earlier this year.

The numbers come from the Abu Dhabi Real Estate Centre, known as Adrec, and were reported by both Gulf News and The National this week.

The value of foreign direct investment recorded during the first six months of the year exceeded the total achieved throughout 2025, marking the highest level of foreign direct investment ever recorded during the first half of a year and reflecting growing confidence among international investors and the attractiveness of Abu Dhabi's real estate market.

What actually happened in Abu Dhabi's property market?

Total real estate transactions in the emirate reached Dh117 billion in the first six months of the year.

This growth amounted to 112 per cent compared with the same period in 2025, while the number of transactions increased by 61.7 per cent, reaffirming Abu Dhabi's position as a global destination for real estate investment.

Sales led the way.

Sales transactions led real estate activity during the first half of the year, with their value rising by 163.7 per cent to Dh86.1 billion across 16,838 transactions compared with the same period last year.

Mortgage lending also picked up.

Mortgage transactions recorded notable growth of 33.5 per cent to reach Dh26.7 billion through 8,876 transactions.

Who is buying, and why does it matter?

This is where the story gets interesting for anyone advising international clients.

The number of nationalities represented by non-resident foreign investors in Abu Dhabi's real estate market rose to 116 during the first half of the year, compared with 82 nationalities during the same period last year.

The United Kingdom, China, Russia, the United States, Germany and France ranked among the leading sources of foreign direct investment.

A big chunk of that money went straight into freehold-style investment zones.

Abu Dhabi's investment zones, which are open to ownership by investors of all nationalities, attracted total investment of AED75 billion during the first half of 2026, an increase of 181 percent compared with AED26.7 billion during the same period last year.

That is a signal buyers should not ignore. When foreign capital concentrates in specific zones, it usually means those areas are seeing the fastest price appreciation and the tightest supply.

The National's coverage put the wider context in sharper focus.

Abu Dhabi's real estate transactions surged 112 per cent year-on-year to $31.9 billion in the first half of 2026, with foreign direct investment into the capital's property sector more than quadrupling to $3.76 billion, already surpassing the full-year total for 2025.

Notably,

despite the US-Iran war, the UAE was ranked the world's leading real estate investment destination, reflecting the sector's resilience.

Regulators are also expanding the playing field.

The Abu Dhabi Real Estate Centre approved eight new investment zones, bringing the total number of investment zones in the emirate to 50, and registered 28 new real estate projects during the first half of the year, an increase of 16 percent compared with the same period last year.

What does this mean for buyers and investors?

For anyone weighing Dubai against Abu Dhabi right now, this data is a wake-up call. Abu Dhabi has spent years being treated as the steadier, slower-moving cousin to Dubai's fast pace. That gap is closing fast. More nationalities buying, more zones open to foreign ownership, and record mortgage growth all point to a market maturing quickly rather than one riding a short-term spike.
