What Are the Hidden Costs of Buying Property in Dubai?

The advertised price of a Dubai property is not what you'll actually pay. Expect to add roughly 7 to 9% on top of the purchase price for fees, registration, and agent commission. Skip this math and you'll be scrambling for cash at the worst possible moment, right before transfer.

How much is the Dubai Land Department fee?

The DLD transfer fee is 4% of the property value, paid at the time of registration. This is non-negotiable and applies to every resale and most off-plan transactions. Some developers offer to cover this fee as an incentive on new launches, but on the secondary market, it's almost always the buyer's responsibility.

Do I have to pay agent commission?

Yes. Buyers typically pay a 2% commission to the real estate agent on resale properties. This is standard across the market and is separate from any commission the seller pays their own agent. Off-plan purchases through a broker sometimes waive this fee since the developer pays the commission instead, so ask upfront.

What other fees come with the property transfer?

Beyond DLD and commission, budget for a handful of smaller charges that add up fast:

  • Trustee office fee: a few thousand dirhams, paid to the registration trustee handling the transfer

Are service charges a hidden cost?

Service charges are ongoing, not one-time, and many buyers underestimate them. These annual fees cover building maintenance, security, shared facilities, and cooling, and they vary widely depending on the building and amenities. Always ask for the exact per-square-foot rate before you commit, not a vague estimate. A building with a pool, gym, and full concierge will cost noticeably more to maintain than a basic mid-rise.

What does mortgage financing add to the cost?

If you're buying with a mortgage, add valuation fees, arrangement fees, and life insurance premiums tied to the loan. Banks charge a property valuation fee to confirm the unit's worth before approving financing. There's also typically a one-time bank arrangement fee, plus mandatory life insurance that gets added to your monthly payments. These costs are easy to forget when you're focused on the down payment.

Do off-plan properties have hidden costs too?

Off-plan comes with its own surprises, mainly around payment plan structuring and delayed handover charges. Some developers add administrative fees for payment plan changes or early settlement. Others charge for optional upgrades that felt "included" during the sales pitch but weren't. Read the sales and purchase agreement carefully and ask what happens if handover is delayed, since compensation terms differ from developer to developer.

How do I budget properly for these costs?

Set aside 7 to 9% of the purchase price for one-time transaction costs, and factor in annual service charges separately. A simple rule: take the total sale price, add DLD fees, agent commission, and admin charges, and treat that combined number as your real budget. Then check the building's service charge rate so you know what ongoing ownership actually costs each year.

Is the DLD fee the same for off-plan and resale properties?

Yes, the 4% rate applies to both, though some developers absorb it as a promotional offer on off-plan launches. Always confirm in writing rather than assuming it's included.

Can I negotiate the agent commission?

Sometimes, especially on higher-value properties or when working with the same agent on multiple deals. It's worth asking, but don't expect major discounts in a competitive market.

Are service charges fixed for the life of ownership?

No, they can change annually based on building costs and are reviewed by the owners' association or management company. Always ask for the last two to three years of history, not just the current rate, before buying.
