How to Get a Golden Visa Through Dubai Property Investment

A step-by-step guide to qualifying for the UAE Golden Visa by buying property in Dubai, including eligibility rules and required documents.

You get a UAE Golden Visa through Dubai property by buying real estate worth at least AED 2 million, either outright or through an eligible mortgage, and applying through the Dubai Land Department or GDRFA. The visa grants ten years of residency, renewable as long as you keep the property, and it covers your spouse, children, and even domestic staff.

Who qualifies for a property-based Golden Visa?

Anyone, regardless of nationality, can qualify if they own qualifying property in Dubai worth AED 2 million or more. You do not need a UAE sponsor or employer. You can buy alone or jointly with a spouse, and off-plan property from approved developers usually counts too, as long as the value meets the threshold.

Investors who take a mortgage can still qualify, provided the loan is from an approved UAE bank and a set portion of the property value is paid off. Multiple properties can also be combined to reach the AED 2 million mark, as long as all are held in the applicant's name.

What are the steps to apply?

  1. Choose the right property. Confirm the unit is in a freehold area open to foreign ownership and that its value meets or exceeds AED 2 million. Off-plan units need to be from a developer registered with the Dubai Land Department.
  1. Complete the purchase and register the title deed. Ownership needs to be fully registered with the Dubai Land Department (DLD) before you apply. For off-plan purchases, some developers and banks offer structured payment plans that still allow Golden Visa eligibility once a sufficient percentage is paid.
  1. Get a property valuation certificate. DLD or an approved valuator confirms the property is worth at least AED 2 million. This certificate is required as proof of value if the purchase price itself doesn't clearly establish it.
  1. Submit your application. Applications go through the GDRFA (General Directorate of Residency and Foreigners Affairs) or the ICP (Federal Authority for Identity, Citizenship, Customs and Port Security), often through the Dubai REST app or in person.
  1. Complete medical testing and Emirates ID biometrics. As with any UAE residency visa, applicants need a medical fitness test and biometric capture for the Emirates ID.
  1. Receive visa approval. Once approved, the visa is stamped, usually valid for ten years, tied to continued ownership of the qualifying property.

What documents do you need?

  • Valid passport with at least six months' validity
  • Title deed or proof of property ownership
  • Property valuation certificate (if required)
  • Proof of income or bank statements, in some cases
  • Passport-sized photos meeting UAE visa specifications
  • Emirates ID application form
  • No-objection certificate from the bank, if the property is mortgaged

Having these ready before you start cuts down processing time considerably. Many buyers work with their real estate broker and a visa processing agent in parallel so paperwork moves alongside the property transaction rather than after it.

Can you lose the Golden Visa after getting it?

Yes. The visa is directly tied to the property. If you sell the qualifying property and don't replace it with another that meets the threshold, the visa can be revoked. Keeping the investment active is the core condition, not a one-time formality.

Is it worth buying off-plan for Golden Visa purposes?

It can be, but timing matters. Some developers and banks allow the visa application once a defined payment milestone is reached, rather than waiting for full completion. Always confirm this in writing with the developer and check current DLD guidance before committing, since rules around off-plan eligibility can shift.

Do I need to live in the UAE to keep the Golden Visa?

No. Unlike some standard residency visas, the Golden Visa does not require a minimum number of days spent in the country each year, which makes it attractive for investors who split their time between countries.

Can family members be added to my Golden Visa?

Yes. Spouses and children are eligible dependents, and in most cases you can also sponsor domestic help under the same visa once your own application is approved.

Does the AED 2 million threshold include service charges and fees?

No. The threshold is based on the actual property value or purchase price, not fees like DLD registration charges, agency commissions, or annual service charges.
