How to read Dubai’s property market figures
Understand the difference between sales, mortgages, transaction totals and prices, using dated official Dubai property data.

Dubai property headlines often mix different measures: sales value, all transaction value, mortgage registrations, investment activity and the number of administrative procedures. These figures can all be accurate while describing different things.
Before drawing an investment conclusion, identify the period, source, geography and transaction category. A large market total does not show what happened to the value of a particular apartment.
A dated official example
In its 9 April 2026 release, Dubai Land Department reported AED 252 billion in real estate transactions during Q1 2026, across 60,303 transactions. It reported 31% growth in value and 6% growth in volume compared with the corresponding period a year earlier.
These are total transaction figures for a defined quarter. They should not be relabelled as residential sales alone, a weekly result or the current value of all property in Dubai. The difference between value growth and volume growth also does not directly measure the appreciation of a like-for-like home.
Ask what the total includes

Determine whether the dataset includes mortgages, gifts, land, commercial units or only sales. Check whether off-plan and completed properties are combined. A change in the mix can move the average transaction value even if comparable unit prices are relatively stable.
Use the DLD real estate data portal to examine the relevant categories. Keep a record of filters and retrieval date so that another person can understand the comparison. Avoid comparing a partial month with a complete month without saying so.
Move from citywide figures to your shortlist
For a buying decision, narrow the evidence to the building or subcommunity, property type, size, completion stage and period. Compare floor, view, condition and payment terms where information allows.
Registered transactions can establish market context, while listings reveal current competition and seller expectations. Neither alone tells you the exact price at which a different unit will sell. A small number of unusual transactions deserves particular caution.
Connect activity to supply and income

High transaction activity does not establish rental demand for every unit. Look separately at achievable rent, vacancy, operating expenses and nearby competing handovers. An off-plan sale records a commitment to future delivery. It should not be counted as a completed home simply because the transaction appears in the current period.
Keep the conclusion proportional
A defensible market note states exactly what was measured and what it cannot show. Use exact reporting periods in articles that will remain online. If a claimed statistic cannot be traced to an identifiable source and definition, leave it out of the decision until it can be checked. Clear evidence is more useful than an impressive number without a denominator.
