Al Marjan Island
Understand the island beyond the resort photographs: beach access, local errands and what is still to come.

An island address with a resort setting
Al Marjan Island is a coastal destination in Ras Al Khaimah. Its identity is closely tied to beaches and resort hotels, including Rixos Bab Al Bahr. That makes it a different proposition from choosing an apartment in an office district: the reason to be here is usually the coast and the way you want to spend time around it.
A resort photograph helps explain the setting, but it does not establish what a residential purchase includes. A hotel beach, pool or restaurant may be close by without forming part of the facilities attached to your home.

The official Ras Al Khaimah tourism guide lists a running track on Al Marjan Island. The corniche gives you a useful place to start a visit: walk it, find your proposed building on the route and see how the public waterfront connects to the property.
If the attraction is a morning walk or regular beach time, check the entrance you would use and the access rules. “Beachfront”, “sea view” and “beach access” answer different questions. Ask the agent to show you the route and confirm the terms in writing.

Al Hamra Mall is in neighbouring Al Hamra Village, rather than on Al Marjan Island. It is a useful reference point when planning shopping, but it should not be described as an on-site residential amenity.
For a full-time home, map a normal week: work, groceries, school and appointments. For a second home, think about arrival, parking and who will look after the property between visits. Both uses can suit a coastal address, but they need different checks.
What Wynn changes—and what it does not
Wynn Al Marjan Island is a major future resort project, with an opening planned for 2027. Keep its announced plans separate from the facilities you can use today. Dates and surrounding development should be checked again when you are ready to buy.
A new destination can attract attention to an area; it does not establish the rent or resale price of a particular apartment. If someone quotes an income figure, ask what actual comparable property, period and expenses support it.
Questions for the residence
Check whether the home is completed, what its management arrangement covers and what recurring charges apply. If you intend to let it, verify the building’s rules and the applicable requirements before relying on rental projections.
Finish the visit at the exact unit. Note neighbouring plots, privacy, noise and the usable outdoor space. The island name sets the scene; these details determine whether the property fits your plans.
