Check the developer's track record. Al Marjan Island has seen a wave of new entrants over the past few years, and not all have the same delivery history as the established names. Ask for handover dates on past projects, not just the current one.

Look closely at the payment plan structure. Post-handover plans are common here and can be attractive, but confirm what happens if construction is delayed and whether the developer offers any guarantees tied to missed deadlines.

Finally, factor in service charges and what they cover. Beachfront and resort-branded buildings often carry higher annual fees for pool, beach, and amenity upkeep. This affects your real rental yield, so get the number in writing before you commit.

Is now a good time to buy an apartment on Al Marjan Island?

Demand has been building steadily as more hotels and retail open on the island, and Ras Al Khaimah's tourism numbers keep climbing. Entry prices are still lower than most Dubai beachfront areas, which is why investors keep circling. As with any growth market, earlier buyers in a new phase generally get better pricing than those who wait until a tower is fully sold and handed over.
